How to Pick a Fire Escape Ladder

Determine Length

One of the first factors to consider in purchasing an escape ladder is making sure it is long enough to reach the ground from the window the escape ladder will be lowered.  A good way to determine length is with a piece of rope, string or even an extension cord.  Take the rope and drop one end out the window while holding onto the other end.  Mark the rope with a marker or piece of tape indicating the window sill location.  Now you want to either pull the rope back up or drop it to the ground.  Go outside and stretch the rope out from the end you dropped to the ground to the marked location.  Measure the distance and you now have the minimum length for your escape ladder.  It is a good idea to do this for each window since the height may be different.

Window Size

Once you know the length you need to determine how wide the fire escape ladder can be and still fit through the window.  All you need to do is measure the inner width of the window.  The wider the ladder the easier it will be to climb down; especially during an emergency such as a fire where every second counts.  You might also want to make a note of how the escape ladder can attach to the window sill; if there is a large lip or outcropping then you need to make sure your escape ladder will accommodate.

Every reliable escape ladder that is safe for home or commercial use has been rated by the American Society for Testing and Materials or ASTM.  It is very important to make sure your fire escape ladder meets ASTM standards to ensure the safety of you, your children and your residents.  The escape ladder itself will be marked if approved by ATSM so this is easy to identify most the time.

What does the term “ladder” mean when referring to swimming?

How to Choose a Ladder Rack for Your Truck

As with many car and truck accessories, there are many different ladder racks to choose from.  A ladder rack can vary from one brand to another, and each model or style has subtle differences.

The reason for all these differences is, of course, that people need ladder racks for different reasons.  So what ladder rack will fit your needs best?  Here are some factors to consider.

Heavy Duty Construction vs. Lightweight Construction

A ladder rack may be light enough to facilitate quick, on-the-spot setup, or it might be of a more heavy-duty construction in order to bear the greatest possible load.  Ladder racks that feature lightweight construction are not necessarily less strong, however — technology has enabled manufacturers to produce lighter-weight racks with comparable load capacities in order to facilitate easier setup, particularly on quick-setup racks.

The type of construction you should choose depends on how you intend to use your ladder rack.  If you plan to buy a rack system that can be dismantled when you don’t need it, and you anticipate setting up and taking down the rack frequently, you will probably benefit most from a lightweight rack that is easier to handle.  However, if you intend to set your rack up once and never take it down, and you plan on carrying heavy loads, you will want to ignore the rack’s weight altogether and focus your attention instead at the load capacity for each rack you are considering.

Corrosion-Resistant Racks

No matter what other features you are looking at, it is important to make sure that your ladder rack is protected against corrosion and rust.

Rust can be quite sneaky and hit when you least expect it.  Even a rack that is only used for short periods and is taken down afterward is susceptible to rust — if it rains while you are using it or while the rack is stored in the bed, water can get trapped in the little joints and crevices, and over time cause the rack to rust.

If your rack starts to rust, its ability to bear a load is compromised, and you will have to get a new one.  This is why homemade racks can be dangerous — they usually do not have any protection against corrosion, and may not be structurally sound enough to bear a load.

Permanent vs. Temporary or Quick Installation

Ladder racks now offer a variety of choices for setup.  Racks were traditionally bolted down, so once they were installed they were left there permanently.  However, more temporary — yet still secure — methods of installation are now used.

If you don’t plan on taking down your ladder rack once it has been installed, a permanent installation will be ideal for you.  Permanent installations are more secure, and may offer greater load bearing capacity and reliability than temporary or quick installation racks.  However, they also require drilling and therefore may need to be professionally installed, which generates more expense.  Additionally, drilling holes for installation cuts through the truck’s painted finish and exposes the metal underneath, making the bed susceptible to rust.

Temporary or quick installation racks are stronger than you might think, though of course they will never be infallible.  The biggest advantage to these is that you can set them up quickly for one-time uses, and then take them down again when you no longer need them.  Typically these racks fold down for storage, enabling them to take up as little room as possible.  However, if you intend to use your ladder rack regularly, or if you need it to carry heavy loads, a more secure, permanent rack is probably the best choice for you.

Overhead vs. Side Ladder Racks

There are many different models of ladder racks, but there are two basic kinds of styles: overhead racks, which enable you to carry a ladder or lumber horizontally above the truck’s cab and bed, and side racks, which are ideal for smaller loads.

Overhead racks can carry the largest loads, but they are also heavier, more cumbersome, and often require a more permanent installation.  Side ladder racks can be installed more quickly, often feature quick installation to allow you to dismantle them when you no longer need them, and are lighter and easier to carry and set up.

Choosing the Best Ladder Rack

When shopping for a ladder rack for your truck or van, it is important to consider all of your options carefully.  Think about how you will be using it, and make a selection that makes sense for you.  When an appropriate choice is made, a ladder rack can give you many years of good use!

The Type 1A 300 lb “Original” Little Giant Ladder system is by far the most widely sold.

A Type I 250 lb rated ladder has a safety factor of 4 built in, that means the ladder must hold at least 1000 pounds without failure on certain tests. Similar Safety factors are required on the more heavy duty ladders as well. The “Ultra-Lite” Little Giant ladders are also more expensive.

The main reason to buy a fiberglass Little Giant ladder is its non-conductivity; they also have a greater tolerance to aggressive uses and environments. In most if not all chemical plants, oil refineries, etc. you will be required to use a non-conductive (fiberglass) ladder. These categories of facilities usually have internal regulations that may be more restrictive as to the types of ladders allowed on the site. We are seeing more and more calls for fiberglass Little Giant ladders for various applications. Getting On The Property Ladder

It is unlikely to be the first time that you have been made aware that there is a distinctive lack of affordable housing in the UK. This is contributing to the struggle that first time buyers are experiencing when trying to make their first move onto the property market. This is adding to the current problems first time buyer are already facing such as the increasing price of property which far out performs the increase in earnings and the increase in singles wanting to buy their first property.

So what is being done to help these First Time Buyers?

In early 2005 Deputy Prime Minister John Prescott launched a number of measures to attempt to give these first time buyers a realistic chance to buy their first home. The Government are searching to find low-cost housing that can be built and sold with a price tag of £60,000. In this search they developed a competition to builders who have been allowed to submit proposals to do this. However, there seems to still be concerns about this.

Non-standard construction

To make houses so cheap ideas of using off site manufacturing (pre-fabrication) or other types of non-standard construction. The first questions on this speculate around the quality of this construction type and how long it will last. The bigger question however, has to be if the mortgage lenders in the UK will be happy to lend on these types of houses. Mortgage lenders often have a list of construction types in which they will or will not lend on and accept as suitable security to lend against. Many lenders also have restrictions limits of non-standard construction types. One must consider the possibility of mortgage lenders placing construction restrictions for example of 70% LTV (Loan to Value) this will mean that FTB (first time Buyers) will have to provide a larger deposit in this example 30% of the property value. As FTB also struggle with affordability surely this would then in this example provided an even bigger strain for FTB’s? So what other solutions are available?

Shared Ownership Schemes

The government are currently trying to extend this current scheme with the £60k housing project. Under this scheme tenants buy a stake between 50-75% of the house and pay rent on the remaining % to a housing association or social landlord who owns the other part. Consideration is now being given as to if this is actually workable; as if the rent is a substantial amount questions arise as to if it is not cheaper to buy the whole house in the first place.

100% Mortgages

These are particularly attractive to those FTB with no deposits. However, there are still fees to be taken into account for example: stamp duty, legal, conveyance and administration and mortgage product fees and the cost of actually moving house. Also these mortgages tend to carry higher rates of interest and therefore higher monthly repayments. Thus then working against the affordability issue. It is not only the FTB considering those monthly repayments but the lenders affordability calculations and criteria. Some lenders have considered this and begun to look at future earnings in this consideration. For example HSBC has been running Graduate mortgages for FTBs for quite some years. They currently offer up to 100% of the property value and lend to increased multiples of up to 4 x salary and discounted rates for the first 3 years. Other lenders offer similar deals however this only targets a small percentage of FTBs.

Smaller and more affordable properties

First Time Buyers are therefore now more limited in their purchasing power of their first property that they are having to look at properties of lower values due to the area, condition or size of the properties. We have therefore seen housing developers adding smaller properties to their development sites. These often include flats and the increasing popular apartments which are cheaper to buy as often use less materials and less or often no land.

Other Mortgage trends helping FTB

Guarantor mortgages this is where parents are placed on the mortgage to guarantee the repayments and so gives greater buying power to FTB struggling with affordability.

Joint Mortgages As there are now an increasing amount of single people living alone this puts further strain on first time buyers as they only have one income when assessing affordability to establish how much mortgage providers will lend. This also puts strains on single first time buyers when considering living costs such as utility bills and council tax. Therefore FTB’s have taken to buying their first house with friends to get help get each other on the property ladder. Also, even strangers have taken to contacting each other through internet sites to come together and jointly buy property. However, you can imagine the problems with living with a stranger let alone when one decides they want to move on and sell the property. This scheme constantly lends itself to massive potential problems further down the line.
